I have a story I can share with you about a recent purchase deal that I have been involved with. As most people know, there is more inventory on the market these days. This is good for Buyers and it has mad Sellers have to get more realistic with their pricing. I have looked at over 100 properties in the last month. I notice that a lot of Sellers are still trying to get the high prices that were set during the Covid Pandemic. Yet, many of these Sellers have not done the work on their properties that it takes to get this asking price. I am walking into homes that are priced for $2 million dollars or more and the kitchens and baths need a complete gut job. Or, the flooring and many windows need to be replaced. I know these Sellers will have to come off their price as I see what is selling and I see what is not. I have walked into homes where the Seller has done the work and I am still seeing bidding wars and cash offers for properties that look great, have done all the upgrading and are worth the money Buyers are spending. There is a big different between a home priced for $2 million dollars that needs a lot of work and one that has done all the upgrades and Buyer ready. - August has emerged as the 2024 standout month for real estate in Eagle County, boasting both the highest total dollar volume and number of sales. With 132 transactions and a remarkable $291 million in sales, we’re seeing year-to-date totals surpassing last year’s figures by more than 5%.
- The luxury market is particularly strong, with 12 homes selling for more than $5 million in August, bringing the annual total to 63—consistent with high-end sales trends in 2023. Notably, the highest sale of the month occurred in Strawberry Park, reaching an impressive $21.5 million. The top price per square foot was recorded at $3,971 for a condo at Summer Lodge.
- As for average home prices, single-family homes were selling for approximately $2,891,520, while multi-family homes averaged $2,031,750 year-to-date. This reflects increases of 9% and 1% year over year, respectively, underscoring the ongoing demand and rising values in our market.
